This office building in Karaj sits prominently along one of the city’s most dynamic and crowded commercial streets, designed to assert both elegance and urban presence within a dense urban fabric. The ground floor is occupied by a large retail store, opening directly to the main boulevard through tall transparent façades that create visual connection between the interior and the lively street outside. The design ensures the storefront becomes an extension of the public realm, blending the energy of urban life with the sophistication of architectural form.

The upper floors are organized as flexible office spaces, accommodating various business functions from private offices and studios to co-working layouts. Each level benefits from generous glazing, maximizing daylight and providing broad views over the active street below. The building’s massing is compact but vertically expressive; a clear, rectilinear composition is balanced by a curved glass corner that softens the structure’s edge and enhances its visibility at the intersection.

Materially, the project combines light-toned stone panels with reflective glass surfaces, achieving a dialogue between solidity and transparency. The stone gives weight and permanence, while the glass introduces rhythm, reflection, and modern refinement. Vertical fins and recesses create depth in the façade, casting shadows that change throughout the day and lend the building a sense of dynamism.

The roof level includes a private terrace and service area, offering a quiet outdoor zone above the city noise. Plantings integrated into façade niches and rooftop edges introduce touches of greenery that soften the geometry and improve the microclimate.

Functionally, this building bridges commerce and professionalism — a public base animated by retail activity and an elevated tower dedicated to productive workspaces. Architecturally, it demonstrates restraint and precision: a structure that asserts presence through proportion, not extravagance. It embodies the spirit of contemporary Karaj — urban, efficient, and ambitious, yet grounded in material clarity and contextual respect.
