Set against the scenic backdrop of Kordan, Karaj, this private villa was envisioned as a serene weekend retreat, where simplicity, connection to nature, and spatial clarity shape the core of the architectural experience
The design is spread over two levels and responds thoughtfully to its natural surroundings. With large openings and a linear orientation, the villa allows maximum light penetration and ensures that interior spaces maintain a strong visual and spatial connection with the outdoors. The emphasis on transparency and openness creates an immersive indoor-outdoor flow, perfect for the relaxed and nature-focused lifestyle associated with Kordan

The ground floor hosts the main public and semi-private functions: an open living-dining space that extends toward the garden and pool, a fully equipped kitchen, and guest areas. The orientation of the structure ensures optimal southern sunlight, while roof overhangs and deep terraces provide passive shading to enhance thermal comfort throughout the seasons
The upper level, reserved for private bedrooms and family spaces, is carefully positioned to benefit from both privacy and panoramic views. Balconies and terraces extend the living experience outward, making nature an integral part of the daily rhythm
In terms of materiality, the villa features a restrained palette—natural stone, white plaster, wood, and glass—chosen for their ability to age gracefully and blend into the semi-rural context. The clean lines, controlled geometry, and warm textures create a timeless architectural language that feels grounded yet contemporary
A central design feature is the careful landscape integration: green belts and stone walkways connect the built environment with the garden, pool, and outdoor seating zones. These elements are designed not just for aesthetics, but also for creating moments of pause, intimacy, and interaction with nature
