This mixed-use complex, located in Karaj, Iran, is conceived as a large-scale urban hub combining a commercial mall at the lower levels with office units above. The design aims to establish a contemporary architectural landmark that reflects both functionality and civic presence.

The building’s massing is organized into parallel linear volumes, creating rhythm and depth along the façades while breaking down the scale of the massive structure. The repetition of vertical concrete fins and glass panels emphasizes height and continuity, giving the project a dynamic, unified appearance from every approach. These fins also serve a climatic purpose—providing shade and reducing glare for the interior spaces, particularly important in Karaj’s sunlit environment.

The lower floors are fully dedicated to retail and public circulation, featuring transparent façades that open directly to the urban plaza. This transparency allows visual continuity between the interior commercial life and the surrounding streetscape, drawing pedestrians into the building. The upper levels host flexible office spaces, benefiting from ample daylight and panoramic views, supported by modern structural and mechanical systems for efficiency and comfort.

Materiality plays a key role in defining the building’s identity: a combination of exposed concrete, reflective glass, and subtle metallic accents conveys both solidity and sophistication. The interplay of light and shadow across the vertical façade elements gives the structure a strong architectural rhythm, transforming it into a defining element of Karaj’s urban skyline — a bold, contemporary expression of commerce and work woven into the city’s evolving fabric.
