This office tower in Karaj represents a contemporary approach to mixed-use high-rise design merging commercial and corporate functions within an expressive architectural form. The first two levels are dedicated to a hypermarket, forming a transparent and publicly active base that anchors the building to the urban street life. Above this lively commercial zone rise several floors of premium office spaces, designed to provide flexibility, efficiency, and comfort for modern businesses.
The tower’s architectural identity is defined by its fluid, curvilinear geometry, which breaks away from the rigid orthogonal skyline typical of Karaj’s urban fabric. The façade alternates between warm brick surfaces and continuous glass ribbons, creating a dynamic visual rhythm that reflects the interior’s layering of public and private functions. The brickwork lends the structure a sense of permanence and cultural familiarity, while the glass introduces openness, lightness, and modern sophistication.

The corner curvature is not merely aesthetic, it enhances views, optimizes daylight penetration, and reduces wind loads, demonstrating a careful synthesis of form and performance. The upper levels include balconies and terraces that extend workspaces outward, blurring the line between interior and exterior, while providing users with access to fresh air and panoramic city views.
At the top, the building culminates in a green roof terrace, designed as an outdoor retreat for the occupants. The roof includes landscaped areas, shaded seating zones, and gathering spaces that promote well-being and social interaction. This green crown not only enhances the building’s environmental performance but also becomes a visual landmark from the surrounding cityscape.

Functionally, the project combines public engagement at the base with professional activity in the upper floors, achieving a vertical continuity between commerce and work. Architecturally, it stands as a bold, elegant, and contextually rooted statement, a tower that respects local material traditions while asserting a globally contemporary form. Through its sculpted silhouette and warm material palette, this building transforms the skyline of Karaj into one that embodies both urban progress and architectural grace.
